The most important distinction is whether or not your property is in one of the many unincorporated areas of L.A. County. For the region we serve we are talking about Altadena, East Pasadena, East San Gabriel, South San Gabriel, Montrose, Hacienda Heights, West Whittier, West Covina, and Mayflower Village. Each of the areas are under the jurisdiction of the L.A. County Rent Stabilization Ordinance.
It is important that if you own a rental property in the County Unincoprporated jurisdiction that you: 1) Register your property with the County and 2) Notify your tenants of the status of the property. Multi-family units are all rent stabilized properties, single family homes are protected by the just-cause eviction clause of the ordinance and are to be registered as Just-cause

If you own or are considering purchasing a property in any of the incorporated cities in the region, it is important to consider any local city ordinances. For example, in Glendale there is a right-to-lease ordinance affecting all multi-unit properties of 5 units or more. In Pasadena there is a tenant protection ordinance that applies to all multi-family properties. One can look these up on the respective city websites which often have a page regarding rental housing and links to their civil code.
