 he electric vehicle revolution is upon us and California will be the epicenter of this revolution. Fueled by government rebates, government mandates prohibiting the sale of gas vehicles by 2035, and increasing tenant demand, more and more tenants are demanding apartments
that provide electric chargers. As the price of gas increases and the cost of electric vehicles decreases, the demand for electric vehicles will only increase. The question facing landlords is not if, but when, they will provide their tenants chargers. More and more landlords are adding EV charging stations to increase cash flow and to attract and retain high quality tenants.
Until recently, those who own electric vehicles have predominantly been homeowners who have installed their own residential chargers. If you ask a tenant or rent if he or she owns an electric car, the typical response is that” I don’t, I live in an apartment”. Those tenants who do own electric cars are typically installing their own chargers requiring the landlord to pay for the electricity. Others are plugging their cars into existing garage outlets, not only requiring the landlord to pay the charging costs, but exposing the building to a significant fire hazard.
