a declaration to their landlord, the housing provider may not be able to evict the renter for that unpaid rent. The declaration requires the renter to confirm that he or she cannot pay your full rent because of COVID-19. If renters have not sent this declaration to their landlord, they may still be able to send it now and the judge might allow it.
(iv) Due between September 1, 2020, and September 30, 2021, a housing provider may not be able to evict their renter for that unpaid rent if the renter has submitted the above-referenced declaration to their landlord and also paid at least 25% of the September 2020, to September 2021, rent by September 30, 2021.
For renters who are involved in an eviction case about rent that accrued because of COVID-19 and they are approved for governmental rental assistance, they may ask the court to pause their eviction case while waiting for the rental assistance to pay their past due COVID-19 rent.
If the rental assistance received by the tenant does not cover all the rent they owe, the renter will need to pay the rest to your landlord. Once rent is paid in full, renters are entitled to petition the court to dismiss the unlawful detainer (eviction) case. Further, renters with disabilities are entitled to additional protections. Owners who have renters with disabilities that owe COVID-19 or other past due rent should seek legal advice on how to proceed.

attended a campaign fundraiser for Jeff Gorrell who is running for the Ventura County Board of Supervisors. Candidate Gorrell has for many years been a community leader and is a past criminal prosecutor for the Ventura County District Attorney’s office and is also a war veteran. He represented Ventura County residents for four years in the California State Legislature, and more recently, he served six years as Deputy Mayor of Los Angeles with major responsibility for Homeland Security issues. In 2014, Jeff Gorrell lost in a close race for a U.S. Congressional seat representing Ventura County.
SURVEY SAYS...ONLY 38% OF RESIDENTS WHO LEFT URBAN AREAS DURING PANDEMIC HAVE RETURNED
During the early months of the pandemic, the flight from cities was well-documented, with major metropolitan areas like New York, Chicago, Los Angeles, and San Francisco losing the highest percentage of residents during 2020. However, recent data has shown that this urban exodus is coming to a standstill and in fact, has been reversing over the past few months. Amidst reports of a rebounding wave of people moving back to major cities, a recent survey conducted by StorageUnits. com of 1,300 Americans who moved away from cities during the first year of the pandemic found that:
• Only 38% of pre-pandemic city residents have moved back to the city
• 51% of those who returned are paying more for housing than they were pre-pandemic
• 35% are living with more roommates than they were previously
Less than 4 out of 10 people who left cities during the first year of the pandemic have returned, and of those who have returned, the majority of them are also paying more rent and a large majority of them are living with more roommates than they were pre- pandemic. In fact, 44% of this group reports living with three to four other people, and 20% say they have five or more roommates. When asked why they chose to return to the city, the most common reason given was that respondents had to return for work (55%) followed by a general preference for city living versus the suburbs or country (46%).
