have driven up energy bills. Why should our state make the mistake? Utility commissioners must ensure that the benefits of net metering are preserved for renters and help families all over California make the transition to renewable energy.
Our state has reached a crossroads. California should stand with the millions of its tenants who would benefit from increased access to clean, affordable power sources. Gutting net metering is bad for our state — and even worse for its 17 million renters.
LEGISLATIVE POLICY COMMITTEE TO REVIEW CALIFORNIA’S NEW BILL ALLOWING HOUSING ON COLLEGE, CHURCH PROPERTY
The Legislative Policy Committee will review and discuss SB1336, a bill that allows affordable housing on college campuses and churches. The bill allows faith institutions and nonprofit colleges to build affordable housing by right.
The bill was introduced earlier this month by Scott Weiner (D-San Francisco) Weiner introduced a similar bill, SB 899 two years ago.
The bill passed unanimously in the State Senate and the Assembly Housing Committee, but failed to get out of the legislature.
The legislation only applies to 100% affordable housing for low income residents. The housing must remain affordable for 55 years if it’s a rental property and 45 years for properties that can be owned.
The projects would be built “by-right.” Under the by right stipulation, “By right” projects are only subject to a review by the Design Commission — no hearing officer or Planning Commission bearings are required for a Conditional Use Permit or other discretionary entitlements.
THE INCOME PROPERTY MANAGEMENT EXPO: A HUGE SUCCESS
On May 24, 2022, the Los Angeles Area’s largest annual property management exposition, the Income Property Management Expo presented by the Apartment Association of Greater Los Angeles, returned to the Pasadena Convention Center following a two-year hiatus. More than 100 of the rental housing industry’s top vendors were in attendance along with local area real estate experts and thousands of income property investors. Dozens of free seminars featuring renowned legal experts Mike Brennan and Dennis Block, property management expert Patti Widget, and experts from various other leading real estate experts on Section 1031 exchanges, Section 8 housing, and more. The Expo was kicked-off by presentations by Daniel Yukelson, AAGLA’s Executive Director, and Jeffrey Prang, Los Angeles County Assessor who discussed the many issues associated with Proposition 19, the so-called “death tax.” Be sure to attend the next AAGLA Expo taking place at the Pasadena Convention Center in October.
